    Dock Cost Reasonableness

I am looking to demo my existing galvanized steel dock and put in a new boathouse. I was hoping that some members with some recent projects could chime in and provide some feedback on the estimates. Project is located in Southeast.

I intend to get a second estimate, but wanted to see where this falls in...

    $1500
    Demo of steel dock

    $21,500
It is spec'ed out to be a 24'x10' slip with a 4' walk all sides, covered.
    Hip roof with architectural shingles.
Beyond the 4' covered on one side, there is to be a 8' flat sun deck.
The flat pier to the boathouse is 20'x4'.
All is on pilings. No floating allowed on lake.
    A 4000lb lift installed.
    Does not include electrical.

    Thoughts?

    Is a 4000lb lift big enough my 08 210 weighs 3500 dry?

Thats about what I paid for mine with top party deck. How deep are the piers? Thats where the cost is, driving piers.

How much extra for composite decking?

Second the suggestion for stepping up to t a 6,000 lb lift. Can't beat overkill in this department (even though it sounds like it wouldn't necessarily be overkill).

When we bought our 2011 210, we tried to use our exising shoremater 4K lift. It would lift it, but wouldn't hold it for more than a couple of hours.
Three ears ago we bought an Alumadock 20 X 30 with a 30ft walkway, hip roof, IPE decking, and incuded installation and removal of old dock for 30K

It is for a 97 Ski, so I dont think a 4K lift would be a problem. Going to a 6K would only be a few hundred more.
Decking is spec'ed as pressure treated. Composite would have added more.
The water is about 4'-8' deep where the pilings go in. That is the reason for the long pier. The existing pier (maybe 12' has the boat in 3' to 6').

That sounds like a bargin, the standard here these days is metal pipe with concrete decks. I have a customer/neighbor who was quoted $70000+ for 1 slip with space for 3 jet skis and a complete deck over the top when he moved in. He got lucky last year when the dock builder ran out of work and did it for less than $40000. Go over on boat length and lift capacity, in 30+ years on the waterfront I've rarely seen people get something smaller. Looks real funny when your boat hangs out the back of your dock.

Agreed on oversizing. A boat 3500 dry weighs considerably more when it's fueled up and loaded with gear. Not sure if you and your party would be in the boat going up and down but that could be a factor too. This kind of investment give yourself some growing room.
