house on the delta

I am looking to buy a house on the delta with a dock and it seems diso bay is the best location. Is there any other places in northern cali with this set up? also what should i look for? is there somthing I should know before buying a hous on the water. Any info is appreciated.

Discovery Bay is the largest such development in the Area. There are waterfront homes
on Bethel Island, though they are typically old. They are building a new development in Bethel but I've not seen them. There are some in Stockton just off the main Channel as well.
There are also some homes on the water in San Mateo, though it is Salt Water.

Is this to be a full time place, or a vacation place?

Bethel Island and Oakley have houses with docks. One of the things that I would consider when buying a house on any slough is how long you have to travel to fast water. Depending on your location you could have as long as 30 minutes to fast water. There are still some older homes in in Bethel and Oakley in the $500K range.

Thanks for the responce it is appreciated. I am looking for a full time house. I would have never thought about the water so that is already a big help in my search. I am tired of towing my boat to the lake to just find 10 tubers messing up the water. Less towing more riding.
